A classical Tuscany villa, this home for rent is perfect for those looking for a serene countryside vacation with five-star modern amenities. Strategically situated in Siena area, in Val d´ Orcia, a Unesco World Heritage site, this cozy villa sleeps 8. Perfect both for a family holiday and a friends´ getaway, the property sits within a short distance form a village with some restaurants and cafes, shops and an some other facilities. There is a vegetable garden, a BBQ area, a Bocce court, a sauna and a a private swimming pool. 

Bedrooms and bathrooms

The house enjoys 4 bedrooms and 4 bathrooms. All fo them come with king-size beds that can be split into twins upon request. All the rooms benefit from AC. One of the rooms has a mezzanine with a lounge accessible via ladder that would be especially fun for children. All the bathrooms features rain showers.

Living areas

The common areas include a totally equipped kitchen, a dining room and a living room. The kitchen has a stove, an oven, a coffee maker, a kettle, a toaster, cutlery, kitchenware and tableware. Also, it enjoys a breakfast table. The room opens on the dining area with a table for 6 - 8 people and a fireplace. Please, note there is a step to access the dining room.
Further on, the living room has 2 sitting areas. One of them features armchairs around a fireplace, while the other one enjoys two sofa and a writing desk.

Outdoors

The villa premises host a private swimming pool of 10 x 5 x 1,2 - 1,5 m with Roman steps and an outdoor sauna. Also, there is a vegetable garden, an al-fresco dining area and a small lounge area.

Also, it is about 20 minutes´ drive from a bigger town of Montalcino and a bit farther from Montepulciano. The town of Siena is about 43 minutes away. 
For more Tuscany travelling around, Arezzo is about 1 h 15 minutes´ drive away. The nearest airport is by Florence, it can be arrive at in about 1 h 30 minutes.

Nettoyage Quotidien:

Maid services for 4 h daily 4 days a week are included.

Taxes:

All the taxes except for the Tourist Tax are included Tourist tax shall be paid at the spot at arrival (1 EUR per person and night for maximum 7 nights).

Charges de location:

Water, electricity and Internet shall be paid apart at 100 EUR per week.

Draps et Serviettes:

Mid-week change of towels is included.
Bedlinen is changed weekly.

Ménage final:

Final cleaning is included.

Check in/out policy

Check-in after 16:00.
Check-out before 10:00.
Changeover day in summer is Saturday.
All other periods are flexible.

Payment Policy

In order to book the property, you shall pay a reservation deposit of 50%.
The balance together with the security deposit shall be paid no later than 2 months before arrival. 
The Security deposit will be wired back to you minus bank fees shall no damages occur to the property.

Cancellation Policy

In case of cancellation more than 2 (two) months before arrival, 20% of the rent is non refundable.
In case of cancellation 2 (two) moths before arrival or less, the total rent will be retained.
