This Tuscany villa rental sits close to Siena. It enjoys total serenity and easy access to all the first-need amenities one might need including shops, cafes and restaurants. The house sleeps up to 14 people and has 2 levels. It benefits from several living areas, a private swimming pool and a fully fenced garden. All the bedrooms have AC.

Ground floor

This level enjoys the common areas. There is a spacious entrance room, a living room, a dining room, a kitchen and a wheelchair accessible bedroom with a bathroom. In addition, the level has a guest WC. The living room features original architecture details. The kitchen enjoys an oven, a hob, a fridge freezer, a toaster, a coffee maker, cutlery and tableware. Also, there is a breakfast bar with 2 stools.

First floor

The landing with a 17th century staircase opens on another living room with a balcony.  On one side, there is a hallway with 4 bedrooms. Two of them enjoy double beds and en-suite bathrooms, the other two have twin beds and share a bathroom. On the other side, you will find 2 further bedrooms. Both have bathrooms. 
The Tuscany villa has the second floor that has an apartment occupied by the house caretaker available for any quieres.

Outdoors

The property enjoys a private fenced garden. In fact, it is a botanical garden with cedar and oak grove. The villa features a gazebo ideal for outdoor dining, table tennis and a courtyard with lemon trees. The Finally, there is a private swimming pool with a sunbathing area and a parking.

This villa rental sits in the countryside of Tuscany, between Siena and Florence. Also, it is perfect for travellers wishing to visit all the other gems of the area including Lucca, Pisa and Arezzo as they can be visited in one day. 
The villa benefits from lovely views over Monteriggioni and the charming San Gimignano villages with its 13 century walls and medieval architecture. If medieval history is one of your interests, you shall definitely visit the village of Volterra that has conserved the elements of Etruscan, Roman and medieval architecture and art.
The nearest grocery shop is about 8 minutes´ drive away, some more supermarkets are located in Poggibonsi, about 14 minutes away.
Florence airport can be reached in about 50 minutes´ drive away.

Taxes:

All the taxes except for the Tourist Tax are included Tourist tax shall be paid at the spot at arrival ( 2 EUR per person and night for maximum nights).

AC is NOT included and shall be paid apart (0,4 EUR per KW).

Service concierge

Nettoyage hebdomadaire:

Weekly cleaning and change of bedlinen and towels on Saturday is included for stay of more than 1 week.

Ménage final:

Final cleaning is included.

Check in/out policy

Check-in after 16:00.
Check-out before 10:10.
Changeover day in summer is Saturday.
All other periods are flexible.

Payment Policy

In order to book the property, you shall pay a reservation deposit of 50%.
The balance together with the security deposit shall be paid no later than 1 month before arrival. 
The Security deposit will be wired back to you minus bank fees shall no damages occur to the property.

Cancellation Policy

In case of cancellation more than one month before arrival, the reservation deposit is non refundable.
In case of cancellation one moth before arrival or less, the total rent will be retained.
