Hidden in Val d´Orcia valley in Tuscany, this cozy home for rent sits within a short drive from a small town with al the first-need facilities one might need for a vacation. Montalcino is around 20 minutes´ drive away, while Montepulciano can be reached in around 45 minutes. Some other charming villages of south-eastern Tuscany including Pienza, San Quirico d´Orcia and Bagno Vignoni are within a short drive as well. The villa houses 4 guests.

There are 2 bedrooms, both enjoy en-suite bathrooms. They come with king-size beds and have heating.

The common areas include a living room with a sitting area and a kitchen with a dining area. The kitchen is rustic but totally equipped. It enjoys a stove, an oven, a fridge, a microwave, kitchenware, cutlery and tableware. There is a table for 4. The property enjoys a washing machine.

Outdoors

Outdoors, there is a private swimming pool of 10 x 4 x 0,4 - 1,5 m with Roman steps and a sunbathing area. Also, there is a straw-sheltered al-fresco dining area and a BBQ.

This charming Tuscany rental sits within about 4 km from a small lively village that houses a couple of cafes ad restaurants, a grocery shop and some other first-need facilities. Also, it is about 20 minutes´ drive from a bigger town of Montalcino and a bit farther from Montepulciano. Both are known for fine wineries and gorgous countryside villages. 
The town of Siena is about 30 minutes away, while Florence can be reached in about 1 h and a half. 
For more Tuscany travelling around, Arezzo is about 1 h 15 minutes´ drive away. The nearest airport is by Florence, it is about 1 h 30 minutes.

Additional Information

Nettoyage Quotidien:

Maid services for 4 h daily 3 days a week are included.

Taxes:

All the taxes except for the Tourist Tax are included Tourist tax shall be paid at the spot at arrival (1 EUR per person and night for maximum 7 nights).

Charges de location:

Water, electricity and Internet shall be paid apart at 50 EUR per week.

Service concierge

Draps et Serviettes:

Mid-week change of towels is included.
Bedlinen is changed weekly.

Ménage final:

Final cleaning is included.

Check in/out policy

Check-in after 16:00.
Check-out before 10:00.
Changeover day in summer is Saturday.
All other periods are flexible.

Payment Policy

In order to book the property, you shall pay a reservation deposit of 50%.
The balance together with the security deposit shall be paid no later than 2 months before arrival. 
The Security deposit will be wired back to you minus bank fees shall no damages occur to the property.

Cancellation Policy

In case of cancellation more than 2 (two) months before arrival, 20% of the rent is non refundable.
In case of cancellation 2 (two) moths before arrival or less, the total rent will be retained.
