Located in Tuscany countryside atop of a hill, surrounded by woods and fields, this luxury farmhouse is a perfect place for nature and serenity seekers. This large property can host up to 28 people in its 14 ensuite bedrooms. The house comprises of 3 units offering a perfect setting for a family and groups of friends. The Siena area house rental combines the countryside serenity with the modern facilities one might need for a carefree vacation. There is a private swimming pool, 3 plunge pools and a sauna. All the bedrooms enjoy AC.
The suite
This unit enjoys an entrance form the courtyard and sits in a separate building.
It features a living area with a fireplace, a dining area on the lower floor and a bedroom on the upper floor.
Bedroom 1: double bed (can be laid out as twins, upon request), en-suite bathroom with a whirlpool bath and a shower.
The main house
The common facilities include an entrance hall, an interior bar area, a living room with a fireplace and a TV and a dining area. Further on, there is a totally equipped kitchen opened to guests that can experience local cuisine with the a chef. Finally, the house features a sauna and a massage room.
The main building offers 10 bedrooms, all of them are en-suite. All the bedrooms are quite large between 15-30 m2, some benefit from access to a private terrace or balcony.

The outside area enjoys a private garden with a swimming pool, 3 plunge pools, a horse arena, an organic garden. There is a private salt-water swimming pool of 10 x 20 m heated by solar panels. It benefits from a lovely sunbathing area with loungers and umbrellas. Horse and donkey riding can be arranged upon request (not included). The property also houses an astronomical observatory to observe the sky and the stars that can be used upon request.
The house enjoys a parking area and an al-fresco dining areas for a big group of people.

Atop of a hill, this estate is only 15 minutes´ drive to a small village of Monticiano housing the first restaurant and a grocery shop. The charming town of Siena is around 33 minutes´ drive away, while the cradle of Renaissance, Florence, can be reached in less than 1 h and a half.
Tuscany is known for its magnificent landscapes and vineyards giving birth to some of the finest Italian wines including Chianti Classico, Vino Nobile de Montepulciano, Brunello di Montalcino and some others.
Also, Tuscany houses 7 Unesco Heritage sites - Florence, Siena, Pienza and San Gimignano old towns, Pisa Cathedral Square, Val d´ Orcia valley and Medici villas and gardens.

Additional Information
Nettoyage Quotidien: Daily cleaning of the bedrooms and the bathrooms is included.
Taxes: All the taxes, except for the Tourist Tax (1 EUR x person from 12 years old and night for 5 nights), are included.
Charges de location: Water, electricity and Internet are included. AC/heating are NOT included and shall be paid apart at 180 EUR per day. Fans can be used for free.
Telephone and fax are NOT included.
Service concierge
Petit-déjeuner: Daily buffet breakfast is included.
Ménage final: Final cleaning is included.
Divers: There is an option to rent only 8 bedrooms for smaller groups, please, enquire.
The observatory can be visited by prior arrangement with the owner. An astronomer will come once a week to show the sky without an extra charge.
Horse and donkey ridings are NOT included and shall arranged upon request.
Check in/out policy
Check-in after 17:00.
Check-out before 10:00.
Changeover day in summer is Saturday.
All other periods are flexible.
Payment Policy
In order to book, you shall pay a reservation deposit of 50%. The balance along with the security deposit is due no later than 2 months before arrival.
Cancellation Policy
In case of cancellation more than 2 (two) months before arrival, the reservation deposit is non refundable.
In case of cancellation 2 (two) moths before arrival or less, the total rent will be retained.
