Description

Hidden in the countryside of Tuscany, within the province of Siena, yet close to Umbria, the luxury rental home is an ideal base for the area exploration. Perfect both for family vacation and a getaway with friends, the property enjoys sophisticated design, manicured gardens and wonderful chill-out areas. It benefits from from 240.000 m2 terrain and inimitable views over Val d´ Orcia. The property comprises of 2 houses - the main vill and an annex. The main house enjoys 3 levels and 8 bedrooms.


The main house
Ground floor
This level houses front porch and a hall going through all the floor. On the right, there is spacious dining room that leads to a living room with a TV, DVD and a sitting area. On the other side of the dining room, there is a studio with a writing desk and a sofa. The room boasts beautiful arched ceilings.
On the other side of the hall, there is a totally equipped kitchen, another living room and the landing leading upstairs.
The kitchen enjoys a central island, a hob, an oven, a fridge freezer, a microwave, cutlery, kitchenware and tableware. Finally, there is a guest WC.


First floor
This level houses 4 bedrooms. All of them are en-suite, plus there is an additional bathroom in the hall.
Bedroom 1: super king-size 4-poster bed (2 x 2 m) and a bathroom with a shower, a ceiling fan.
Bedroom 2: a super king-size bed (2 x 2 m), a bathroom with a small bathtub with a shower faucet, AC.
Bedroom 3: a super king-size 4-poster bed, a bathroom with a bathtub and a shower faucet, AC.
Bedroom 4 (master): a super king-size bed, a walk-in wardrobe and an en-suite bathroom with a sensorial shower and a freestanding bathtub, private terrace, AC.


Second floor
Then, the second floor houses 2 further bedrooms.
Bedroom 5: queen-size bed (1,6 m), en-suite bathroom with a bathtub and a separate shower.
Bedroom 6: queen-size bed (1,6 m), a freestanding bathtub in the room, a separate toilet.
There is an attic floor with a yoga/pilates room with a fit ball, some light weights and some other amenities. Finally, the luxury Siena House has a sauna.


Annex
Further on, the last 2 bedrooms, as well as one more living room and a kitchen with a dining table sit in the annex.
Bedroom 7: king-size bed, en-suite bathroom with a shower.
Bedroom 8: two single beds, a bathroom with a shower accessible from the living room. The annex benefits from a terrace overlooking the park.


Outdoors
Outside, there is a private swimming pool with Roman steps and a sunbathing area. Also, there is stylish dining area sitting in a gazebo, another al-fresco dining area and 2 lounge areas. The property is surrounded by a beautiful park.

Palio of Siena, Piazza del Duomo, Basilica of San Francesco, Church of Santa Maria di Provenzano and House of St. Catherine of Siena are places you should definately visit. So, you will have a great opportunity to enjoy stunning views and Tuscan sun. Situated in central-southern Tuscany, the Province of Siena extends over some of the most famous and fascinating Tuscan territories. Hills and gullies, Tuscan cypress trees, the rivers, olive groves and vineyards: this is the landscape animating the province. The territory has numerous remains from the Middle Age: walking through its countryside, you can admire impressive abbeys and characteristic small towns, which preserve their original appearance to this day.

Additional Information

Nettoyage Quotidien:

Daily cleaning service is included. Extra house of cleaning can be arranged upon request (with a fee).

Taxes:

All the taxes except for the Tourist Tax are included Tourist tax shall be paid at the spot at arrival (2 EUR per person and night for maximum nights).

Charges de location: Gas, water, electricity and Internet are included.

Pool heating is NOT included and shall be paid at 70 EUR per day.

Service concierge

Petit-déjeuner:

Half-board service is included (breakfast and lunch). Food allowance of 2.000 EUR shall be left in cash at arrival.
Dinner is NOT included but can be arranged upon request.

Draps et Serviettes:

Change of bathroom and pool towels is done every other day. 
Bed linen is changed midweek for stays of 1 week and over.
Extra sheets and towels can be provided upon request (with a fee).

Ménage final:

Final cleaning is included.

Divers:

Welcome aperitif is included.
2 h of in-home laundry services are included. Washing machine is not accessible to the guests. Additional laundry hours shall be paid part.
Please, note there are caretakers living on the premises in an independent cottage.
Baby cot is NOT included and shall be paid at 25 EUR per unit.

Check in/out policy

Check-in between 16:00 and 20:00.
Check-out before 10:00.
Changeover day in summer is Friday. All other seasons are flexible.

Payment Policy

In order to reserve the property you must pay a reservation deposit of 50% of the total payment. Two (2) months before arrival shall be paid the balance together with the Security Deposit. Security deposit will be wired back to you minus bank fees shall no damages occur to the property.
Please, note there is a food allowance of 2.000 EUR not included in the final price. It shall be either wired to the account no later than 1 week before arrival or brought in cash.

Cancellation Policy

Cancellation more than two (2) month before the arrival date: the reservation deposit is not refundable. Cancellation less than two (2) month before the arrival date: 100% of the total rental price is not refundable.
