All five double bedrooms feature en-suite bathrooms and all slide open onto the enchanting tropical grounds. Two of the suites are close to the main entrance, while one is located above the kitchen and boasts its own private, oceanview terrace. Located in separate beachside pavilion the master suite offers stunning vistas right from the bed. The kitchen, dining room and lounge occupy two pavilions on the right-hand side of the property. Each has access to the poolside terrace. A fully fitted western kitchen features a breakfast bar for casual morning gatherings. From there, you can get to the dining room with tale for ten people. Then you will see a small internal garden in front of the comfortably furnished lounge pavilion, which opens onto a beachside terrace. There you will see cushioned sun loungers which are perfect for relaxing days on the sun. The villa lso features beachside Sala ideal for BBQ’s and al fresco dining. Additionally, the guests will also have the unique opportunity to charter the owner’s luxury vessels at special rates to explore the azure waters and teaming coral reefs of the Thai Gulf. Such rare and special additions make this villa ideal option for those who looks for a memorable, tailor-made tropical island experience.

Lipa Noi, located towards the western edges of Koh Samui, is small but a beautiful and pristine beach. It features an idyllic setting and crystal clear waters. It would be perfect place for a vacation with kids, because there are no rocks or coral reefs, and the sand is fine and soft. The sea is shallow, up to 100 metres, so it is great for your first paddling and snorkelling. Its closeness to the island's main car ferry pier makes Lipa Noi a convenient choice for anyone driving to Samui from the mainland. Check in/out policy
Guests should assume that the Check In Time is 3:00 pm and Check Out time is 10.30 am (early arrival and late departure will depend upon availability of the villa at the time of arrival or departure). An additional fee may be applicable and will be advised at the time of booking.
Payment Policy
In order to reserve the property you must pay a non-refundable reservation deposit of 10% of the total payment and cost three nights stay, unless otherwise specified in the confirmation of availability. During the season of Christmas and New Year, 60% of the villa rental, divided into 10% and 50%, has to be paid to confirm a booking. If the booking is confirmed within 30 days of the arrival date, the whole amount of the villa rental is to be paid at the time of booking. This is applicable for all seasons.
Cancellation Policy
The first part of reservation deposit (10%) is non-refundable. Cancellation within 31 days or more before the beginning of the rental period, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved. Cancellations between 30 and 1 day prior to arrival and early departures are charged at 100%.
