Description
This Tuscany two-storey stone villa was built in 1900 and carefully restored to offer all the modern amenities to its guests. With incomparable views on Val d´Orcia, Unesco Heritage Site, it sits next to several small traditional Tuscan villages. You will find some cafes and small grocery shops there. Siena itself sits around 1 h 10 minutes´ drive away form the house. The property comprises of the main building and an annex.
Main building
This area covers about 300 m2. It enjoys 2 floors, 6 bedrooms and 5 bathrooms.
Ground floor
The floor has 2 lounges with open fireplaces, a dining room and a totally equipped kitchen. The living area enjoys French widows opening onto the pergola with an al-fresco dining area.
Bedroom 1: double bed, private bathroom.
First floor
This level enjoys further 5 bedrooms. One of them has a mezzanine.
Bedroom 2: master, super king-size bed, dressing room, bathroom, Val d ´Orcia views-
Bedroom 3: triple room/study with a fireplace, shared bathroom with bedroom 6.
Bedroom 4: 2 queen-size beds, en-suite bathroom.
Bedroom 5: single bed, shower room.
Bedroom 6: 2 single beds on the lower floor, 2 single beds on the mezzanine floor, shared bathroom with bedroom 3.
Annex
The annex is very spacious and covers about 400 m2. It was built in 1930 and was totally refurbished as well. It has 2 floors.
Ground floor
The building comes with a stainless steel kitchen finished in red Persian marble and a big dining room. Further on, there is a big living room featuring Chinese furniture and antique pieces. The same floor houses a double shower room and an an-suite dressing room.
First floor
This level features a yoga room and a meditation room plus 3 further bedrooms sharing 2 bathrooms accessible from the hall.

Bedroom 9: double bed.
Outdoors
Outdoors, right off the main house there is an al-fresco pergola-covered dining area ideal for warm summer evenings. Further on, there is a private swimming pool of 14 x 5 m. There is a brick pizza oven

Sitting in the heart of the Unesco Heritage site of Val d´ Orcia valley, this house enjoys unique 360° degree views on this enchanting place. The nearest village of Monticchiello housing a couple of cafes and a small grocery shop sits only 6 minutes´ drive away. Further facilities can be found in Pienza, another Unesco Heritage site, in Montepulciano, around 20 minutes away, and in San Quirico d Orcia, 22 minutes away.
Siena is about 1 h 10 minutes drive away as well as Arezzo, while Florence and it s airport lie approximately 1 h 40 minutes away. Perugia airport is slightly closer, a trip there will take you around ah 20 minutes.

Payment Policy
In order to reserve the property you must pay a reservation deposit of 50% of the total payment. Two (2) months before arrival shall be paid the balance together with the Security Deposit.
Cancellation Policy
Cancellation more than two (2) months before the arrival date: the reservation deposit (50%) is not refundable. Cancellation less than two (2) months before the arrival date: 100% of the total rental price is not refundable.
