Description

This beautifully renovated house sits in the area of Siena. It is close to several charming villages of the area including Radda in Chianti, Lecchi, San Sano and Gaiole in Chianti. The house boasts lovely countryside views and is framed by vineyards and olive groves. The property comprises of 3 houses and enjoys a private pool of 15 x 8 m. It is a perfect option for 3 families wishing to be together but have some private space. There are 9 bedrooms and 10 bathrooms in total, the villa accommodates up to 18 - 20 people

Main villa

The main house is built on 2 levels. The lower floor houses a reception/landing area with a couple of chairs. Further on, there is a living room with a fireplace and a sitting area and a TV lounge. The same floor is home to a dining room with a table and a seating for 16. Both living and dining rooms open onto the garden. Finally, there is a totally equipped kitchen with a breakfast bar. It features a fridge freezer, a microwave, a toaster, a kettle, cutlery and tableware. The dining room is actually 3 steps down from the kitchen. 
The upper floor of this house is home to the sleeping area. There are 3 bedrooms. All of them are en-suite and have double beds. One of the rooms has a bathtub with shower, the other 2 enjoys showers. Also, one of the bedrooms has a dressing room with a sofa bed for a child, if needed.

Guest house 1

The first annex houses further 5 bedrooms. All of them are fitted with indivisible double beds as well. Their bathrooms feature showers. The lower floor of the guest house has 4 bedrooms, the 5th one sits on the upper floor. Also, the upper floor has a fully equipped kitchen with a small table.

Guest house 2

The second annex houses a gym with a spa area and the last double bedroom with a bathroom. The spa area has a sauna and a shower. The bedroom has a mezzanine floor with a sofa bed that can be used for a child or a teenager. The bathroom has a shower.

Outdoors

Outside, there is a private swimming pool of 15 x 8 m with Roman steps and a sunbathing area with loungers and umbrellas. Also, there is an outdoor shaded dining area and several chill-out areas around the house. Please, note that the pool is around 70 m away from the house.

This beautiful Tuscany house rental sits within a short drive from several charming villages of the area including Radda in Chianti, Lecchi, Gaiole in Chianti and San Sano. Siena itself lies about 45 minutes´ drive away, while Arezzo can be reached in about 1 h 10 minutes.
The nearest grocery shops and restaurant are about 8 minutes´ drive away, though almost all the villages of the area features s butcher´ s, fruit and vegetable shops and some first need facilities.
Florence and its airport are about 1 h 5 minutes drive away, while Pisa airport is a bit less than 2 hours´ drive away.

Taxes:

All the taxes except for the Tourist Tax are included. Tourist tax of 2 EUR per persona and night for maximum 7 nights shall be paid at arrival on the spot.

Water and Internet are included. 
AC and heating consumption are NOT included and shall be paid against metre reading.

Service concierge

Nettoyage hebdomadaire:

Midweek cleaning of the kitchen and bathrooms for stays of 1 week and more is included. 
NO change of bedlinen and towels will be done during this cleaning.

Ménage final:

Final cleaning is included.

Divers:

The property is pet-friendly (1 mid-size dog is accepted with a group), please, enquire.

Check in/out policy

Check-in after 16:00.
Check-out before 10:00.
Changeover day in summer is Saturday.
All other periods are flexible.

Payment Policy

In order to book the property, you shall pay a reservation deposit of 50%.
The balance together with the security deposit shall be paid no later than 1 month before arrival. 
The Security deposit will be wired back to you minus bank fees shall no damages occur to the property.

Cancellation Policy

In case of cancellation more than one month before arrival, the reservation deposit is non refundable.
In case of cancellation one moth before arrival or less, the total rent will be retained.
